The Locks
Five adaptive reuse warehouses
Between three and five stories
174 residential units
8,000 square feet of restaurant and retail space
An award-winning development in the heart of downtown Richmond
Fountainhead secured the site for The Locks during a time when capital markets had dried up and financing was difficult for developers across the nation. Despite the challenge, the development was completed in 2013 and reinvented Richmond’s downtown — introducing a greater variety of uses for the area’s concentration of office buildings. The former factory warehouses now accommodate residential spaces, garage parking, and leased-out commercial frontages. The courtyard pool ties the complex together in luxury living with industrial vibes and the Italianate-styled building, anchored by a restaurant along the Canal Walk.
This large-scale project was awarded the “2014 Anderson Award for Excellence in Historic Rehabilitation” from the National Housing & Rehabilitation Association. It was also recognized the same year by the Greater Richmond Association for Commercial Real Estate’s Best Mixed-Use Development in categories of “Best Adaptive for Residential Rehab” and “Industrial Mill.”
